At Jared Equities, Inc. we look at the value of the property. We look at the ability of the property to yield a return that will both satisfy debts and provide a good return for our borrowers. Also, the project deliverables must match today's local market (i.e.: updates that match the local neighborhood and trending). That said, we qualify our borrower. Does the borrower have experience? Does the borrower have an experienced team? The project's success is essential to the team as a whole; that is why our team conducts a thorough due diligence process to ensure our projects run smoothly. 

 
 

Loans up to 70% of After Repair Value (ARV) Private Trust Deed Lending is a simple concept using private capital to fund real estate backed loans. Jared Equities, Inc. specializes in investment only loans and work with real estate investors who find great deals through foreclosure, short sale or other means. 

Here is an example of one of our typical projects : A real estate investor presents a real estate project worth $100,000 in after repair value (ARV) to Jared Equities, Inc. for funding. We loan upwards of 70% of the ARV of the property. That is a $70,000 loan to the project. The RE Investor will manage the project, complete the updates, sell the home, payoff the loan and move to the next project. 

We do this over and over again. These loans are typically 6, 12 or 18 months. In case the borrower defaults, we then take over the project and property, already with 30% equity. Pretty Simple!

With requiring such a high equity buffer in our loans, we place our loans in a much safer position than others. We also lend on a short term basis, this means during market adjustments, our projects are completed and we are quickly onto the next project within the current market. We apply a heavy assessment on the subject property, this means we ensure the equity is in place with the markets ability to sustain the project. We ensure our documents are clean utilizing well versed Real Estate Professionals. We have reputable Title & Escrow Companies to process and insure our loans and a professional Loan Serving Company to handle and allocate the funds.  We assess properties with experienced Appraisers, Real Estate Agents and Brokers. In addition, we have a Private Lending Compliant Specialist to process our lending documents to assure compliance with State and Federal regulations. If we ever have to deal with bankruptcy or foreclosure we have the team ready. Experienced borrowers are also a key to success. However, projects have their challenges and do not always go perfectly as planned, that is why we have a team of consultants that can provide assistance to our projects as needed.

Risk Mitigation is how we help our loans achieve a high success rate. Here at Jared Equities, Inc. we always look at the downside first, before we look at great profit. When we structure our projects to cover the downside potential, we can all be rewarded upon the closing of the project. Low LTV’s to build equity cushions. Short term loans to avoid market adjustments. Using our team of professionals to ensure we are covered through clean loan documents. We use an experienced Title & Escrow Co. to manage lender requirements, project funding and a clean title to insure our loans. And we always leveraging our consulting team to support the projects we fund. These are just a few but VERY important ways we mitigate our risks.
